The Very Real, Real Estate Lure of the Alentejo

These are times of change and uncertainty.  Many folks are looking for the right place to retire, live or spend time that is safe, with affordable healthcare, and a stable economy. Numerous publications have pointed to Portugal as one of the top places to retire. From US News, to Forbes, to Money to the Washington Post - Portugal has been voted as the best place to retire thanks to the low cost of living, a mild climate and excellent healthcare system.

One place to check out to relocate to that is central, affordable, and wonderful is the Alentejo. This vast region set between Lisbon and the Algarve makes up some 30% of the country — with an expansive Atlantic coast, and a style and way of life all its own. Forbes recently names "The Alentejo Is The New Region To Go To In Portugal.” US News wrote Portugal is "the 17th safest country in the world, the cost of living in Portugal is among the lowest in Western Europe, on average 30 percent lower than in any other country of the region. A retired couple could live here comfortably but modestly on a budget of as little as $2,000 per month. With a budget of $2,000 per month or more, you could enjoy a fully appointed lifestyle in the heart of the Old World.”

So, how would relocating work? Portugal has a residency-via-investment program where an investment of as little as 280,000 euros in a property in this country gets residency under a Golden Visa program.  And, you don’t need to live in Portugal full time.  Residency can also be achieved with less than 1,500 euros a month in income. But, you need to live in Portugal most of the year.

Portugal’s Non-Habitual Resident (NHR) program offers tax benefits for the first 10 years of residency. And while many Portugal nubees look to Lisbon or the Algarve - Lisbon real estate has become more expensive, and many Algarve towns are seasonal.

Alentejo Relocation

Look at the sandy Tróia Peninsula-just 30 miles south of Lisbon as the crow flies. The Tróia Resort project started with the demolishing 1970s and 1980s high-rises. In their place came a "green" low-rise resort, built to complement the landscape of this unique place. The peninsula offers amazing beaches, but also is an excellent location for golf and water sports. The sandy-strip has 9 miles of beaches and some of the cleanest water in the region. Tróia also has a 184-berth marina, a casino, a conference center, a beach club, a country club, a tennis center and an equestrian center.

The Tróia peninsula was first settled by the Phoenicians and was once a Roman fishing port.

Sonae Turismo has opened a resort that includes a restaurant, bar, market and catamarans that can provide quick access to the peninsula to the city of Setúbal.  Amorim group has a five-star resort with views of the Atlantic Ocean and the Arrábida hills. A key feature is the state-of-the-art Blue&Green spa covering 1,200+ square meters.

CostaTerra Golf and Ocean Club is a private luxury community located south of Tróia in Comporta. Surrounded by umbrella pines and cork trees, sand dunes, rice fields with miles of white-sand beaches is Comporta.

This new community has sandy beaches, eateries and shops. CostaTerra Golf is the first European property developed by Discovery Land Company, and features a collection of modern residences, a private golf course, and amenities for the entire family to enjoy. CostaTerra is located just over one hour from Lisbon and is et amid conservation land, in the heart of the Alentejo coast.
